When possible, a seller should try to address any repair items prior to listing their home. A fresh coat of paint and new carpet really brighten up a home and are reasonable updates that add value to your home.
Clean, tidy, and bright! I often tell my sellers, "It should be questionable whether anyone lives here or not." Counters and shelves should be clean and simple. Pack away extra décor that can look like clutter to a buyer. You want a prospect to come in and be able to imagine themselves living there. When a home has very taste-specific trinkets and décor, it often impedes that vision.
Curb Appeal! We all know what they say about first impressions. Landscaping is the first impression of real estate. A freshly cut lawn and simple pot of colorful flowers will brighten the façade of any home.
PriCing Your Home
Pricing is a critical element in the sale of a home. Price too low, and you will cheat yourself out of potential profit. Price too high and you will sit on the market with an aging listing for longer than you should and most likely end up lowering your price anyway.
As your realtor, I will prepare a Comparative Market Analysis, or CMA, to evaluate your home's market value. The CMA compares your home to others like it nearby which have listed, sold, or expired. This tool provides us with powerful information to price your home to sell in your desired timeframe for the best profit.

List your home in MLS
Open home for private showings and public open houses.
Once an offer is received, negotiate terms, and execute the contract.
Title company receives Option Fee from buyer.
Title company receives Earnest Money from buyer and begins title search.
During Option Period, buyer has inspection and repairs are negotiated.
Buyer's loan is processed including an appraisal of the home.
Title orders a new survey if needed.
Closing disclosures provided 3 days prior to closing.
Buyers complete a final walkthrough.
Closing Day! Possession is given to buyer upon closing and funding or after a leaseback.
